If you've been watching the Arizona housing market and sensed it's shifted under your feet, you're not imagining it. The numbers back it up — and they tell a clear story about who has the upper hand right now.
Arizona started last year with roughly 41.5% of homes on the market carrying a price reduction. By December, that figure had climbed to 43.4%. For comparison, a "normal" year nationally runs closer to 35%. Arizona isn't crashing — but it has cooled off in a way that changes the math for both sides of the table.

Over the same stretch, inventory rose about 12% and homes sat on the market a median of 77 days — up from the fast-sale pace of a few years ago.
The reason isn't mysterious. When there are more homes to choose from and buyers aren't in a rush, sellers lose their pricing power. A home that sits for a month without an offer usually gets a price cut before it gets a buyer.

If you're buying
You have real leverage. Don't be shy about asking for a price reduction, closing cost credits, or a rate buydown — sellers are saying yes more often than they used to.
If you're selling
Price it right from day one. A home that gets cut two or three times ends up looking stale — you're usually better off pricing realistically than chasing the market down.
None of this means the Arizona market is in trouble. It means it's returning to something closer to normal after a few unusually fast years — and normal markets reward buyers and sellers who go in with accurate expectations, not last year's assumptions.
